Having ventured into overseas investment, I personally wouldn't do it again unless you carried out FULL due diligence. You might expect this as the norm but often it isn't done. I managed out get out of Bulgaria at teh right time, but have had a French leaseback property company (guaranteed rental?) in liquidation (all sorted now but on lower margins) and have stood as a witness in Portugal in a money laundering/fraud case (still going on after seven years and a lot of money legally to try to recover). Much better to invest where you know. Then again, if anyone fancies a holiday home in Middlesbrough, I am quite happy to sell one for a good price.... Mike. I'm sure David gave as good as he got :) Agree that Paragon are not driving the rates down, but the fact that they have come back into the market at all sends a signal.
